Property Setup

Add your properties one at a time, or bulk-import from a CSV. Set per-property grace periods, late fee preferences, and ownership type (personal or LLC). Configurable on day one and editable forever.

Tenant Invitations

Send tenant invitations by email. Tenants sign up using a unique link tied to their invitation — no random accounts, no public tenant signup. The right people get access. Everyone else doesn't.

Lease Creation

Set fixed-term leases with start and end dates, or month-to-month tenancies that continue until either party terminates. Lease type can be changed when situations change — fixed-term auto-converts to month-to-month all the time in the real world. TenantBridge handles both.

CSV Bulk Import

Onboarding from another system? Import properties in bulk via CSV. Saves hours if you're switching from spreadsheets or another platform.

Collect Rent

Stripe Rent Collection (Optional)

Use Stripe Connect to accept tenant payments directly into your bank account. Rent flows to you, not through TenantBridge. We hold none of it. Stripe processing fees are passed through at cost — we add nothing.

Manual Payment Recording

Most landlords accept cash, checks, Zelle, Venmo, or bank transfers. Record those payments in TenantBridge with payment method, date, amount, and notes. Same accounting flow as Stripe — just landlord-entered. Use Stripe or don't. Use both for different tenants. Your choice.

Auto-Generated Monthly Rent Charges

Rent charges auto-generate eight days before the due date. Each charge is labeled with the month and year. No more manually creating twelve charges per year per tenant. Override per month when you need to — discount a month, change an amount, add a note. Pause auto-charging during vacancy.

Late Fee Automation

Set your grace period. Set your late fee amount or percentage. The system applies the fee automatically after grace expires. You can disable it per tenant if you're working with someone going through a hard time. Configurable per property.

Partial Payment Tracking

Tenant pays $800 of $1,000 rent. TenantBridge tracks the partial payment, updates the balance, applies remaining amount to next payment received. No spreadsheet math.

Itemized Tenant Statements

Tenants see their outstanding balance broken down by charge — rent, late fees, pet rent, any one-time charges. Each line includes your description of what it's for. No guessing, no questions, fewer "what's this charge?" conversations.

Emergency Alert System

Tenants press a button. The system triggers a Twilio phone call to you for true emergencies — water leaks, no heat, locked out, gas smell. You're notified immediately, not when you happen to check the app.

Maintenance Request Tracking

Non-emergency requests come through the same channel without the phone call escalation. Every request is logged with timestamp, severity, photos, and notes. Audit trail for both landlord and tenant. No more "did you tell me about that?" disputes.

You Define What's an Emergency

The default emergency categories follow common sense, but you control what triggers a call versus what waits until business hours. A "broken garbage disposal" might be an inconvenience or an emergency depending on your tolerance. You set the rules.

Expense Capture at Closure

When you mark a maintenance request closed, the system asks if there were expenses. Add vendor invoices, contractor payments, parts costs — multiple expenses for one fix if needed. Receipt photos optional but encouraged. The expense flows directly to your books, no double-entry required.
